To book your stay at The Bothy, read our Terms & Conditions (below) then follow instructions to reserve your booking.

Terms And Conditions For Holiday Rental Of ‘The Bothy’

Thank you for booking your holiday with us and we look forward to welcoming you. Please take time to read the terms and conditions before returning your booking form to us. Retain these conditions for your records.

Terms

The online booking system accepts 3, 4 and 7 day stays. Alternative lengths of stay can be offered by arrangement – please call or email. Bookings are from 4pm on day of arrival to 10am on day of departure (subject to unavoidable delays).

Contract

When you submit a booking you will receive a booking acknowledgement by email, to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email or post if you do not have email.

Booking confirmation

Bookings are confirmed upon receipt of a non-returnable deposit of 30% of the accommodation rental. You will then become responsible for the total price.

Payment of Balance

The balance is due by you no later than 28 days before the holiday commencement date. For bookings made within 28 days of the start of your holiday you are required to pay the full price when booking.

In the event of failure to settle the balance within the time stated, we reserve the right to cancel the holiday without further notice and without any refund of deposit.

Cancellation

If written notice of cancellation is received more than 28 days before commencement date of the holiday, you will not be liable to pay any outstanding balance. However, if cancellation is notified within 28 days of the holiday commencement date, you will be liable to pay the full balance unless we are successful in re-letting the holiday. Therefore cancellation insurance should be considered. Notification should be made in the first instance by email and confirmed by first class mail to:

Availability

Should the cottage not be available due to circumstances beyond our control (for example fire, flooding or damage) all sums will be returned to you in full but you will have no claim against us.

Number in your party

Under no circumstances may more than the maximum number of persons, as stated in your booking form, occupy the property. We reserve the right to cancel our contract, without a refund of sums paid, should this condition not be observed. We reserve the right to revoke any bookings from any parties which may, in our opinion (and at our sole discretion) be unsuitable for the property concerned. In this case, a refund pro rata minus 10% of the total cost will be made.

Smoking Policy

The Bothy operates a strict ‘no smoking’ policy indoors, including e-cigarettes.

Dogs

Dogs may be accommodated in ‘The Bothy’. Maximum number is two and they are not permitted on beds or seating. You are also responsible for clearing up after your dog both in the garden, and along verges within the vicinity of ‘The Bothy’. We ask you to do this not only in the interests of hygiene, but also for the welfare of our neighbours’ livestock. A supply of dog bags is provided.

Electric Cars

The charging of electric cars at The Bothy is not permitted. Charging points are available at various locations in Forfar and Kirriemuir; details in the Welcome Pack.

Damage

An inventory of the contents will be checked at the beginning and end of each holiday period. You are required to leave the property fittings and utensils in a clean and tidy condition at the end of the holiday. You are responsible for keeping the property, all furniture and effects in the same state of repair as at the beginning of your holiday.

Access

The right of access is retained by the Owners.
